The Miramar is a 235-unit property, built in 1980, and located in Denver, Colorado. We closed on this purchase in September of 2022, and we immediately began our value-add improvement program. This is a desirable location, as it sits in the Cherry Creek school district, which is the top ISD in metro Denver. The property lies comfortably within affluent and attractive single family homes. The Miramar is in close proximity to the two major employment hubs of Denver; downtown and the Denver Technology Center, which will continue to drive renter demand as they expand. With affordable current rents, we are a low-cost housing option in the area which presents a great opportunity to increase rents. We are implementing a number of operational changes to improve the resident experience, all of which have been successful at our 18 current Paskin Group communities.
